Clappison's Dollarama is moving to make way for residential development

Mid- and high-rise apartments, townhouses coming to west Waterdown

The portion of the Flamborough Power Centre with the Dollarama and Value Village has been rezoned as residential. The two retail stores are moving to make room for new townhomes and high rise apartment buildings.

Move over, Dollarama — a new townhouse and high-rise development is coming to Waterdown. 

The iConnect community, first announced in 2017 by Burlington-based Krpan Group, is planned for Clappison's Corners. 

John Krpan, CEO of the development company, said the goal of the project is to create a community where residents can “live, work and shop” all in one place, without need of a vehicle. 

The new community will include a mixture of mid- and high-rise buildings, with the high-rise projects capping at 20-stories, a townhouse development, and a new public park, on 45 acres of land northwest of Highway 6. 

The original proposed development included 2,000 units, along with a business park that would potentially provide 3,000 jobs in the area. 

There is no timeline on when the build will begin for the new homes. 

At the nearby intersection of Highways 5 and 6, the province is building two overpasses, constructing a carpool interchange, and building pedestrian and cyclist pathways. 

The area surrounding the subject lands for this upcoming development are walking distance from several major companies in the area, like Stryker and L3Harris Wescam. 

In the past, Krpan told reporters with the Hamilton Spectator that his vision will eventually include a possible retirement home, for his "city within a city". He told FlamboroughToday that nothing is set in stone, but added there is potential to include retirement housing down the line. 

A request to rezone the land gained approval from the Ontario Land Tribunal last month

Now developers are moving ahead, and the first step is to clear the lands where the new homes will be built — where the Dollarama, Value Village, Crunch Fitness and Treasure Hunt currently sit. 

Construction begins on new Dollarama 

Construction has begun on the new location for the Dollarama, across the street beside the No Frills. 

Krpan says the new build will have room for additional stores. He said he cannot yet say what those stores will be, or if the retail locations beside the Dollarama 

Both of these plazas, along with the Walmart plaza and Canadian Tire Plaza, are part of the Flamborough Power Centre, which are owned by the Krpan Group. 

Krpan said his company is working on a website, with more information on the project available for the public. The iConnect community project is in the beginning stages of planning, and Krpan said more information on the project will come out as it is available.
